Are Pets Allowed?
Cats and small dogs can be allowed on a case-by-case basis. However, please note that the property does not have a front or backyard for outdoor activities, as the front yard is occupied by commercial buildings and the backyard is all parking. There is a small grass courtyard, which is a shared common space for all tenants and is not available for unattended pets.
During the pet application process, we will contact prior landlords for references and may request to visit your current residence to meet your pets. An additional pet deposit may be required. All pets, including reptiles, must be included on rental applications.
Is There Off-Street Parking?
Yes! Apartments at 6434 W North Ave have two assigned off-street parking spaces. The house at 6428 W North Avenue comes with a garage that can accommodate 2 to 4 vehicles. Garage space for tenants at 6434 W North Ave is an option but is limited to availability.
However, all vehicles parked on the property must be operable, licensed, and insured.
Can I Have Overnight Guests?
Of course! Each guest is allowed to stay up to 14 nights within 12 months and up to 7 consecutive nights in one month. Nevertheless, you can request longer stays using our Extended Guest Registration Form, which can be helpful if you need someone to help with a newborn, pet sit while you’re away, or provide post-surgery care.
Similarly, you may want to enjoy the company of a friend who maintains their own residence until you decide to share the same residence full-time. The Extended Guest policy strictly prohibits guests from using the property address for any licenses, employment, school, or official documents. Additionally, guests are not permitted to move their furniture or major household items, such as appliances or TVs, into the premises.
How many People Can Stay in a Unit Together?
Each unit has a different occupancy limit determined by Dakonte LLC. We define an ‘Occupant’ as being anyone 13 years or older. Children under the age of 13 are counted as ½ an occupant. Also, both tenants and overnight guests are counted towards the Occupant limit of each unit.

6434 C Upper (1 bedroom) 2 Occupants
6428 B House (2 bedroom) 4 Occupants
As an example, a couple (2 Occupants) with two children 12 years (1 Occupant) be considered 3 Occupants. A single parent with two children would be considered 2 Occupants. Additionally, We do reserve the right to permit more than this in a unit but prior approval is required.
Is Smoking Permitted?
Smoking and vaping are both prohibited on the property (indoors and outdoors).
Is Renter’s Insurance Required?
Yes. We require all tenants to have a renter’s policy in force to protect against loss or damage to personal property.
How Long is a Typical Rental Lease?
All rental agreements are month-to-month allowing you the freedom to move out with at least 28 days notice. However, to provide financial stability, rent levels are usually kept the same for 12-months unless the number of occupants in a unit changes.
Is Onsite Laundry Available?
All units have access to washer and dryer hookups for an additional $25 per month to cover landlord-paid water, sewer, and hot water costs. The tenant’s paid meter outlets supply electricity for the dryer and washer. Tenants must use a newer high-efficiency washer model to minimize wasted hot water.
However, laundry facilities are strictly for the tenant’s use and belongings. Non-tenants are not allowed to use the facilities, and using them for paid or unpaid laundry services is strictly prohibited
Who Handles Snow Removal and Yard Maintenance?
We handle snow removal and yard maintenance. However, during unusual snowfall, tenants may choose to shovel enough snow to drive their cars into the city-plowed alleyway if they need to leave before our team clears the snow. We typically clear snow by noon, but ongoing snowstorms can hinder our efforts to keep the parking and sidewalk areas clear. We do our best!
